Owner INSTALLING NEW IMPACT WINDOWS. In pricing the house, we the owners, who are also Realtors and Certified Licensed Contractors (who can perform the actual work) considered what potential purchasers might ask about a house built in 1984.

This house is unique in that it is one of only a handful of homes in Leisureville that has high roof slopes providing a walk around attic with plenty of storage. Also, the rear yard is very private with no rear neighbors and is protected by a block wall and hedge.


Once the current renovations were completed, we felt a true market value for the home should be over $200 per square foot or $321,000. (1605 SF x $200/SF)
We priced the house at a price that would allow any buyer that desired to have the items listed below completed and that they would still have over $20,000 in equity in the house, therefore we priced the house at $279,000.
Items we did not feel needed completion:

1. We did not completely replace the tile roof because it is in such good condition and was totally coated with Lanco Siliconizer Elastomeric Sealer with a 5-year warranty and the rear porch roof is new construction with GAF Ruberoid Torch Down Smooth Roofing. We repaired approximately 200SF of the existing roof.
2. We replaced the duct work with new ductwork in the attic. We did not replace the HVAC System since it is only 10 years old and we serviced it and it is in good condition. A new HVAC System could be installed for $3,200. (3 Ton unit)
3. We did not replace the Water Heater since it is only 10 years old and works properly. A new Water Heater could be installed for $500. (40-gal lowboy)
